1. Kdo smo

Storitev Najemko (najemko.app) ponuja Gal Aleksej Komljanec, fizična oseba (glej Impresum). Z uporabo storitve sprejemaš te pogoje.

2. Kaj storitev dela

Najemko zbira javne oglase za najem stanovanj in sob, jih prikaže na enem mestu, doda povzetke in opozorila, pošilja obvestila o novih oglasih in ti pomaga pripraviti sporočilo najemodajalcu.

Sporočilo najemodajalcu vedno pošlješ sam, s svoje številke ali e-pošte. Najemko v tvojem imenu ne pošilja ničesar.
Najemko ni nepremičninska agencija in ni stranka najemne pogodbe. Za dogovor, ogled, plačila in pogodbo z najemodajalcem odgovarjata ti in najemodajalec.
Oglase objavljajo tretje osebe. Povzetki in opozorila (tudi tisti, ki jih pripravi umetna inteligenca) so pomoč, ne zagotovilo: podatke vedno preveri v izvirnem oglasu in pri najemodajalcu. Oglas je lahko že zaseden, napačen ali lažen.
Najemko nikoli ne ocenjuje ali razvršča najemnikov.

3. Račun, preizkus in naročnina

Za polno uporabo potrebuješ račun. Račun je tvoj e-naslov: vpišeš ga, na pošto ti pošljemo šestmestno kodo in s to kodo se prijaviš. Gesla ni. Prijava velja eno leto in jo lahko kadarkoli končaš z odjavo. Račun lahko sam izbrišeš v aplikaciji (Profil → Izbriši račun).

Preizkus (za račune, ustvarjene pred 3. 10. 2026). Ob prvi prijavi dobiš 7 dni brezplačne polne uporabe. Preizkus pripada e-naslovu in ga isti e-naslov dobi samo enkrat — tudi če račun vmes izbrišeš in ga znova ustvariš. Z ene naprave je mogoče začeti največ dva preizkusa. Brez preizkusa in brez naročnine je del storitve še vedno brezplačen; obseg je naveden v aplikaciji.

Preizkus s kartico (za račune, ki so pred 3. 10. 2026 ob prvi prijavi dobili 3-dnevni preizkus). Namesto 7 dni dobiš ob prvi prijavi 3 dni brezplačne polne uporabe, brez kartice. Nato lahko vneseš kartico in izbereš tedensko ali mesečno naročnino: dobiš še 4 dni brezplačne polne uporabe, šele nato Stripe prvič bremeni izbrano naročnino. Če kartico vneseš pred koncem 3 dni, se preostanek prišteje (skupaj vedno 7 dni). Datum in znesek prvega plačila vidiš pred vnosom kartice, dan pred prvim plačilom pa te opomnimo po e-pošti. Če naročnino prekličeš pred prvim plačilom, ne plačaš nič in dostop preneha ob koncu preizkusa. Preizkus s kartico dobi vsak račun samo enkrat; kdor ga je že imel, ob naročilu plača takoj.

Naročnina (za račune, ki so jo sklenili pred 3. 10. 2026; novi računi kupijo Bodi prvi, spodaj):

Tedenska: 2,99 € na teden, ali mesečna: 7,99 € na mesec. Cene so končne.
Naročnina se samodejno podaljšuje za enako obdobje, dokler je ne prekličeš.
Plačilo izvede ponudnik plačil Stripe. Podatkov o tvoji kartici ne vidimo in ne hranimo.
Dostop je vezan na račun, ne na napravo: prijaviš se lahko na katerikoli napravi in dostop gre s teboj. (Tvoji pogovori, zapiski in všečki so shranjeni v brskalniku posamezne naprave in se med napravami ne prenašajo.)
Če plačaš med tekočim preizkusom ali naročnino, se plačano obdobje prišteje na konec obstoječega — z zgodnjim plačilom ne izgubiš nič.

Bodi prvi (prej Hitri dostop). Novi oglasi so brez plačila odprti 48 ur po objavi. Z Bodi prvi jih vidiš takoj in dobivaš obvestila sproti: 7,99 € za 30 dni, enkratno plačilo. Bodi prvi se ne podaljšuje samodejno — po 30 dneh preprosto poteče, nič ni treba preklicati. Če ga kupiš, medtem ko ti dostop še velja, se novih 30 dni prišteje na konec obstoječega.

4. Preklic in vračilo

Preklic naročnine. Naročnino kadarkoli prekličeš v aplikaciji (Profil → Upravljaj naročnino), ki te odpre na Stripovi strani za upravljanje. Preklic velja ob koncu plačanega obdobja: do takrat storitev uporabljaš normalno, nadaljnjih bremenitev pa ni.
Brisanje računa je nekaj drugega. Če v aplikaciji izbrišeš račun (Profil → Izbriši račun), se naročnina prekliče takoj — nadaljnjih bremenitev ni, preostanek že plačanega obdobja pa propade skupaj z računom. Če hočeš izrabiti, kar si plačal, najprej prekliči naročnino in račun izbriši ob koncu obdobja. Na to te aplikacija opozori pred potrditvijo.
Pred plačilom izrecno soglašaš, da se dostop začne takoj. Zato se plačano obdobje po začetku praviloma ne vrača.
Preizkus s kartico. Ob vnosu kartice izrecno soglašaš, da se dostop začne takoj, zato se prvo zaračunano obdobje ne vrača. Naročnino lahko prekličeš kadar koli (Profil → Prekliči); če jo prekličeš pred prvim plačilom, ne plačaš nič.
Bodi prvi (prej Hitri dostop). Pred plačilom izrecno soglašaš, da dostop dobiš takoj; s tem se odpoveš pravici do odstopa v 14 dneh, zato se plačilo ne vrača. Z izbrisom računa preostanek Bodi prvi preneha.
Če storitev ne deluje, kot je opisano, nam piši na [email protected] in poiskali bomo rešitev, vključno z vračilom.
Ti pogoji ne omejujejo pravic, ki ti jih kot potrošniku daje zakon.

5. Pošteno ravnanje

Storitev uporabljaj za lastno iskanje stanovanja. Ni dovoljeno: samodejno pobiranje vsebine, preprodaja podatkov, nadlegovanje najemodajalcev ali uporaba kontaktov za karkoli drugega kot povpraševanje o oglasu. Ob kršitvi lahko dostop omejimo.

6. Odgovornost

Storitev ponujamo takšno, kot je. Trudimo se, da deluje neprekinjeno in da so podatki točni, ne moremo pa zagotoviti, da boš našel stanovanje, da bo vsak oglas na voljo ali da bo obvestilo prišlo pravočasno. Za škodo odgovarjamo v mejah, ki jih dovoljuje zakon.

7. Spremembe

Pogoje lahko spremenimo. O bistvenih spremembah, ki vplivajo na naročnino, te obvestimo vnaprej; če se z njimi ne strinjaš, naročnino prekličeš.

8. Pravo in spori

Velja pravo Republike Slovenije. Spore rešujemo najprej sporazumno prek [email protected].

1. Who we are

Najemko (najemko.app) is provided by Gal Aleksej Komljanec, a private individual (see Imprint). By using the service you accept these terms.

2. What the service does

Najemko gathers public listings of flats and rooms for rent, shows them in one place, adds summaries and warnings, sends alerts about new listings and helps you write a message to the landlord.

You always send the message to the landlord yourself, from your own number or email. Najemko never sends anything on your behalf.
Najemko is not a real-estate agency and is not a party to any tenancy agreement. You and the landlord are responsible for arrangements, viewings, payments and the contract.
Listings are published by third parties. Summaries and warnings (including those prepared by AI) are an aid, not a guarantee: always check the details in the original listing and with the landlord. A listing may already be taken, wrong or fake.
Najemko never scores or ranks tenants.

3. Account, trial and subscription

Full use requires an account. Your account is your email address: you enter it, we email you a six-digit code, and you sign in with that code. There is no password. A sign-in lasts one year and you can end it at any time by signing out. You can delete your account yourself in the app (Profile → Delete account).

Trial (for accounts created before 3 Oct 2026). The first time you sign in you get 7 days of full use for free. The trial belongs to the email address and each address gets it only once — even if you delete the account and create it again. At most two trials can be started from one device. Without a trial and without a subscription part of the service is still free; the extent is shown in the app.

Trial with a card (for accounts that got a 3-day trial the first time they signed in before 3 Oct 2026). Instead of 7 days, the first time you sign in you get 3 days of full use for free, without a card. After that you can add a card and choose a weekly or monthly subscription: you get 4 more days of full use for free, and only then does Stripe charge the chosen subscription for the first time. If you add the card before the 3 days are over, the remaining time is added on top (always 7 days in total). You see the date and amount of the first payment before you add the card, and we remind you by email the day before the first payment. If you cancel before the first payment, you pay nothing and access ends when the trial ends. Each account gets the trial with a card only once; if you have already had it, you pay immediately when you subscribe.

Subscription (for accounts that took one out before 3 Oct 2026; new accounts buy Be first, below):

Weekly: €2.99 per week, or monthly: €7.99 per month. Prices are final.
The subscription renews automatically for the same period until you cancel it.
Payments are processed by Stripe. We never see or store your card details.
Access is tied to your account, not to a device: you can sign in on any device and your access comes with you. (Your chats, notes and likes are stored in each device's browser and do not travel between devices.)
If you pay while a trial or subscription is still running, the paid period is added on top of the existing one — paying early costs you nothing.

Be first (formerly Fast access). New listings are open for free 48 hours after they are published. With Be first you see them right away and get alerts as they come: €7.99 for 30 days, a one-time payment. Be first does not renew automatically — after 30 days it simply ends; there is nothing to cancel. If you buy it while your access is still running, the new 30 days are added on top of the existing period.

4. Cancellation and refunds

Cancelling the subscription. You can cancel at any time in the app (Profile → Manage subscription), which opens Stripe's management page. Cancellation takes effect at the end of the paid period: until then the service works as usual and you are not charged again.
Deleting your account is a different thing. If you delete your account in the app (Profile → Delete account), the subscription is cancelled immediately — you are not charged again, but the rest of the period you already paid for is lost along with the account. If you want to use up what you paid for, cancel the subscription first and delete the account at the end of the period. The app warns you about this before you confirm.
Before paying you expressly agree that access starts immediately. The paid period is therefore normally not refunded once it has started.
Trial with a card. When you add your card you expressly agree that access starts immediately, so the first charged period is not refundable. You can cancel the subscription at any time (Profile → Cancel); if you cancel before the first payment, you pay nothing.
Be first (formerly Fast access). Before paying you expressly agree that access starts immediately; you thereby waive the 14-day right of withdrawal, so the payment is not refundable. Deleting your account ends any remaining Be first.
If the service does not work as described, write to [email protected] and we will find a solution, including a refund.
These terms do not limit your statutory rights as a consumer.

5. Fair use

Use the service for your own flat search. Not allowed: automated scraping, reselling data, harassing landlords or using contact details for anything other than enquiring about a listing. We may restrict access in case of abuse.

6. Liability

The service is provided as is. We work to keep it running and the data accurate, but we cannot guarantee that you will find a flat, that every listing is available or that every alert arrives in time. We are liable within the limits allowed by law.

7. Changes

We may change these terms. We will tell you in advance about material changes that affect your subscription; if you disagree, you can cancel.

8. Law and disputes

The law of the Republic of Slovenia applies. We first try to resolve disputes amicably via [email protected].
